Today's Real Estate Activities - January 18, 2011
The morning started out with a quick trip out to one of my listings. The property was under agreement at the end of 2011 and we all had high hopes that it would settle before the New Year was rung in. Well.....four little letters put a stop to our excitement:
M - O - L - D
A home inspection had been done recently that made it necessary for us to have some further evaluations of the property. There are some electrical issues and flashing problems, in addition to the MOLD situation. Of all of the detrimental findings one could have to deal with, MOLD is probably the most dreaded.
So, today my assistant and I met ServPro of Salem, NJ at the property. The inspection included both the inside and the outside, as well as the crawlspace. I am hoping that the suggested remediation will fit my client's checkbook. I do feel worried about the cost. The written report should be completed tomorrow so the Seller can decide what the proper next step will be.
My assistant,
Billy, checked the house out, too. He has a very positive outlook about things so he told us all not to worry....."everything will be ok."
Isn't it true that sometimes those are just the right words to say?
Today, those were the perfect words that were heard, too.
This was Billy's first indoor assignment and I think he had very good input for all parties.....myself included.
The MOLD will be cleaned away. The house will sell. It's a great, well-priced little house.
Very affordable.
And soon, it will be a shiny penny again.
Billy was ready to discuss other things.....his wardrobe. He seemed a tad uncomfortable when his photo was snapped today. He pointed out that he had already posed for pictures in his fancy blue sweater. Apparently, Billy had gone shopping for a new, warm sweater but PV Pets did not have his size.
I just sighed. "Billy, this isn't the red carpet at the Academy Awards, you know. You can wear an outfit more than once!" I could tell he wasn't impressed with my thinking.
(Truth be told -- I do look forward to his fashion choices.)
But more than anything, his positivity is inspiring!

Seems Billy's wardrobe sparse as it is blended with the house. As far as mold is concerned there is no standard for unhealthy mold presence. Mold spores are in every breath of air we have.
